Lakeland's Water Rises Before It Pours — Restoration Company in Lakeland, FL
A soaked baseboard in Lakeland often has nothing to do with the roof. The city holds thirty-eight named lakes, and the water table sits close under much of it. When rain is heavy enough, the ground and the storm drains give water back instead of taking it away. Showalter Construction & Restoration runs restoration and rebuild crews across Lakeland, working east from our Tampa base along I-4.

A City Built on Top of Its Own Water
Lakeland sits at roughly 203 feet of elevation, which is high ground by Florida standards. That height is misleading. Of the city's 75 square miles, about nine are water rather than land.
Thirty-eight of its lakes carry names, among them Parker, Hollingsworth, Morton, Mirror and Bonny. Others were never named at all. Many are old phosphate mine pits that filled once the digging stopped, leaving water in places no original plat anticipated.
Lakeland is inland, so hurricanes do not bring surge here. They bring rain onto ground that is already holding water. In October 2024, Hurricane Milton dropped more than 12 inches on the Lakeland area inside 24 hours. The National Weather Service called that rainfall a 1-in-1,000-year event.
The stormwater system could not move it. Every area lake flooded, and hundreds of homes across Lakeland and Polk County took water. Crews later hauled more than 384,000 cubic yards of debris out of the city. A municipal flood report followed almost a year afterwards.
None of that water arrived through a roof. It came up through slabs, in at door thresholds and back through floor drains. That changes what a crew looks for on the first visit. It also changes which parts of a house have to come out.
What Brings Us Out in Lakeland
Almost nobody calls with a service in mind. They describe what the house is doing, and the job gets sorted from there. In Lakeland the trigger usually falls into one of five groups, and each one sends a different crew first.
Lake Levels and Stormwater That Backs Up
This is the call that defines Lakeland. Water enters low and slowly, through slab edges, thresholds and floor drains, rather than pouring in from above. Extraction has to come with readings showing how far it tracked under tile and behind baseboards. That is where water damage restoration begins.
Hurricane Rain Without a Coastline
Lakeland takes the wind and the rainfall but never the surge. Roofs open, soffits tear, and the rain keeps arriving for hours afterwards. Tarping and board-up come before anything is dried, and that front half runs through storm and hurricane damage restoration.
Humidity That Never Leaves the Wall Cavity
A house that has dried on the surface can still be wet inside the wall. Lakeland humidity holds that moisture in place for weeks, and growth starts well before anyone smells it. That is the gap mold removal and remediation exists to close.
Fire, and the Smoke That Outlasts It
Flame damage is usually the smaller half of a fire loss. Soot travels through ducts and settles into finishes and contents in rooms the fire never entered. Both halves run through fire damage restoration and smoke damage cleanup.
Rebuilding What Had to Come Out
Drying is where this work stops being urgent and starts being construction. Flooring, drywall, cabinetry and paint still have to be replaced, and structural work needs a permit before it starts. We carry that through construction and reconstruction on the same contract.
Why Lakeland Owners Stay With One Crew
Restoration in Lakeland is not only a drying problem. The water comes from the ground, the paperwork depends on the address, and much of the housing is older than current code. Four things decide how a job here actually goes.
We Know Which Side of the City Line You Are On
A repair permit inside Lakeland city limits goes through the City of Lakeland. An address in Lakeland Highlands, Highland City or Kathleen is unincorporated, so it goes to the Polk County Building Division instead. We settle that before structural work is scheduled, because the wrong desk costs days.
Drying Plans Written for a High Water Table
Equipment placement changes when moisture is coming up rather than down. We meter slab edges and the bottom plate, not only the visible stain, and the equipment stays until those readings hold. Pulling out early is what brings a mold call three weeks later.
Work in Lakeland's Older and Historic Housing
South Lake Morton and Biltmore-Cumberland hold houses built long before current code. Plaster, heart pine and original windows do not behave like drywall and vinyl, and they cannot be reordered from a warehouse. We dry and repair those assemblies rather than defaulting to demolition.
No Second Contractor After the Drying
Most restoration firms stop once the readings are dry and hand the rebuild to someone else. We hold the drying, the permit and the finish work on one contract. That keeps the schedule from stalling in the gap between two companies.
From the Downtown Lakes Out to the County Line
Lakeland holds about 112,600 people across 66 square miles of land, and the work changes considerably over that distance. Where a property sits decides both the risk and the route in.
Downtown wraps around Lake Mirror and Lake Morton, where the oldest housing sits closest to the water. Dixieland, South Lake Morton and Biltmore-Cumberland run just south and east of there. Cleveland Heights and the Lake Hollingsworth streets sit south again, with Florida Southern College between them. Newer subdivisions spread west and south through Oakbridge and Grasslands, reached off the Polk Parkway.
Jobs also run past the city boundary into Lakeland Highlands, Highland City, Kathleen and Crystal Lake. Our crews come east from Tampa, about 35 miles along I-4. Every city we cover is listed on our service areas page.
What Lakeland Owners Ask First
A few questions come up on almost every Lakeland call, usually before anyone has agreed to anything. These are the answers we give on the phone.
